1. Staging your home to sell:  To be a successful seller in this market you need to do everything you can to stand out from the pack. This may mean we accompany you room by room and offer detailed staging advice that you do yourself (as did our La Jolla client below), Or you hire a professional stager.   There is really nothing more important than cleaning, editing and staging your home to present it in the very best light possible.

2. Professional Quality Photography:  Offer as many high resolution photos with detailed descriptions as possible. Try and provide photos of complex and area amenities too if that is relevant.   The importance of your photography in real estate marketing can not be overstated.  Custom videos and virtual tours can be very effective too.  But 20 high quality still photos that buyers can flip through at their own pace  is usually more effective.

3.  Proper Pricing Strategy:   Choose carefully.  Your asking price affects far more than just your net.  Price impacts  how many days your home will be on the  market, how many days you have to keep your home clean and in show condition, and how many times you have to leave your home to accomodate a buyer showing.  Those factors are not merely inconvenientl  Longer market times almost always mean a lower sales price.   Is your market declining or increasing?  Assessing market value is more complicted today than ever due to distressed inventory affecting home valuations.

You and your realtor should not just rely on REALTOR MLS data to inform you of market trends.  The MLS is somewhat like the evening news. 4. Comprehensive Online Marketing Plan:  80% of  buyers go online for their home search needs.  You should be able to find your agent’s marketing online in multiple locations such as Google, Yahoo, or Facebook.  If you can’t find your agents marketing, it’s highly likely buyers can’t find your home either.  It is important to profile the most likely buyer for your home, then create a marketing plan that targets those buyers and agents.

5. Agent selection:  Given the inherent conflict in representing both parties interests at the same time, consider selecting an agent who agrees right up front to sole representation of your interests in the sale.  An agent who offers you a written guarantee of service with a hassle free cancellation policy is conducting business as it should be done everywhere today.   The highest level of service is always delivered by those companies with a generous return or cancellation policy.   There is nothing worse than getting locked into a long term contract that doesn’t meet your needs.
