You and your realtor should not just rely on REALTOR MLS data to inform you of market trends. The MLS is somewhat like the evening news. The data may be factually correct but it doesn’t tell you what you need to know to know to assess current real estate trends. 4. Comprehensive Online Marketing Plan: 80% of buyers go online for their home search needs. You should be able to find your agent’s marketing online in multiple locations such as Google, Yahoo, or Facebook. If you can’t find your agents marketing, it’s highly likely buyers can’t find your home either. It is important to profile the most likely buyer for your home, then create a marketing plan that targets those buyers and agents.
5. Agent selection: Given the inherent conflict in representing both parties interests at the same time, consider selecting an agent who agrees right up front to sole representation of your interests in the sale. An agent who offers you a written guarantee of service with a hassle free cancellation policy is conducting business as it should be done everywhere today.
